By booking a room with us, you agree to the following policies:

 

Room Rates

Rates are based on double occupancy. Prices vary depending on the season and may be affected by special events. Holidays or special event periods may include additional night requirements. 1.5% State lodging tax and 8% county lodging tax will be added to basic room rate.

 

All rooms are two persons maximum, except the Kensington room, which can accommodate up to three adults (extra per person charge shall apply). Depending on the family, it can be used for two or three children (depending on age) providing one or two of them bring sleeping bags to "camp" in the integrated play area. Please note that this room get's very cozy after the 2nd adult. Children under 2 years of age stay free. 

Reservations

The total amount of your stay is required to secure your reservation. Online or phone reservations accept Paypal, Visa or MasterCard. Your reservation is not confirmed until your deposit has been successfully processed. An automatic confirmation will be sent by our reservation system to the email you provide.

 

Advance reservations are required and we do not accept walk-in guests. If you are in the area and need a room immediately or would like to take a look prior to booking, please call- do not just drop in or drive by as we are on a small private dirt and gravel road.

 

Cancellations

Making a reservation at a bed and breakfast is not the same as making one at a hotel or motel. Due to our small size and remote location, cancellations affect us significantly. A last-minute cancellation gives us little chance of re-booking a room. For these reasons, we must adhere to a strict cancellation policy.

 

For all cancellations, there will be a $25.00 processing fee per room per night. Guests are responsible for payment of all nights reserved regardless of their actual arrival or departure date. No-shows are also responsible for full payment of their entire reservation. Cancellation or changes to a confirmed reservation must be made 21 or more days prior to your scheduled arrival to receive a full refund (less $25.00 per room per night processing fee) Cancellation or changes to a confirmed reservation made 20 days or less prior to your scheduled arrival will receive a refund only if we can re-book the room to other guests (less $25.00 per room per night processing fee). Cancellation or changes to a confirmed reservation made during special event periods and all off season bookings (mid-November through Mid March) will receive a refund only if we can re-book the room to other guests (less $25.00 per room per night processing fee). There are no exceptions to this policy including sickness, family emergencies or weather-related issues. Naturally, we will make every effort to re-book the room to other guests and return your deposit.

Note that because of our unique and remote location, and the issues that can result when selecting a venue such as this, we suggest that you review carefully the weather and driving considerations for the dates you are planning to visit and also evaluate the need for lodging/travel insurance.

 

Check in Time

Rooms are available for Check-in anytime after 3:00 p.m. Since travel time to John Day can be unpredictable, please call us if you have determined that you will be very early or very late so that we can make adjustments to accommodate your arrival. Most importantly, don't rush to get here- we want you to arrive safe- be careful and take your time. Should you happen to arrive a bit early, we invite you to relax on the viewing deck or wrap around porch until your room is available.

 

Check out time

Check-out is anytime before 11 am. A late check-out must be arranged in advance to assure there is ample time to prepare the room for guests arriving later in the day.

 

Breakfast Times

A full hearty breakfast with hot entrée is served from 8:00 am. through 10:00 am. If you need to leave before breakfast is served, please let us know before 7 pm the night before and we will be happy to prepare a bagged breakfast to take with you. We are also able to accommodate later breakfast times, again, if you let us know before 7 pm the night before. Please let us know upon booking of any special dietary requirements and we will do our best (but can not guarantee) to accommodate you.

 

Complimentary Afternoon Reception

Each afternoon between 3:30 and 4:30, guests are invited to enjoy a light afternoon reception of refreshments served on the back decking while enjoying the afternoon views of the mountain landscape. The perfect end to a day of sightseeing and a late afternoon break before dining out at one of the several restaurants located in John Day and other nearby towns.

 

Alcoholic Beverages

The Victorian Lane Bed & Breakfast does not hold a license to resell alcoholic beverages. However, guests may bring their own, but for the safety and comfort of all of our guests, please drink responsibly.

 

Smoking & Candle Burning

Due to the rural area that we are located in, and for the safety and comfort of our guests, no open flames (including candles), incense or smoking are allowed anywhere within the guest rooms, common areas of the house or any of the grounds- although smoking is permitted outdoors in designated areas. Guests found to be smoking inside the house will be charged a minimum $200.00 fee to return any rooms to a non-smoking status.

 

Guests Vistors, Children, Pets, and ADA.

We cater to the comfort, privacy, and security of our registered guests. Visitors of guests are only permitted on the property with prior approval.

 

If you would like to have any non-registered guests join you for breakfast, there is an additional charge of $15 per person - please let us know before 7 pm the night before.

 

The Victorian Lane Bed & Breakfast is considered a quiet escape and romantic getaway for many of our guests, as well as offering a family atmosphere where children are welcome. Children or dependents of guests are required to be under adult supervision at all times.

 

Although we love animals, we are unable to accommodate pets at this time.

 

Due to our location and house/property design, we are not an ADA compliant facility- persons with any ADA concerns should review our website descriptions thoroughly to determine if you are able to stay with us- at your own risk. Call if you have any questions not answered on our website.

 

Damages

While reasonable wear and tear are anticipated, accidental or negligent damages found to be the responsibility of a guest will be assessed and charged to the guest. Please report all spills and/or damages to us promptly to lessen or eliminate your liability.

 

Cleaning Schedule

Partial cleaning will be performed daily (beds made and the room tidied up). Linens will be changed after the 3rd night of your stay unless requested earlier, which will incur an additional $10.00 fee.

 

Disturbances

Accommodations are in a rural residential area. Please be in consideration of neighbors, livestock and other guests. Guests shall not make any unlawful, noisy or otherwise offensive use of the premises, nor commit or permit any nuisance to exist thereon, nor cause damage to the premises, nor create any substantial interference with the rights, comfort, safety, or enjoyment to the owners or other guests.

 

Accessibility

The staff may enter the room during the day or early evening when there is a concern for the room and at any time when there is an emergency.

 

Maximum Number of Occupants

Your rate is based on the number of guests on your confirmation. Most rooms allow a limited number of occupants. Please contact us for approval of extra guests and applicable charges. Additional guests may be asked to leave or your credit card may be charged for each night the additional guest occupies the unit.

Parking

Upon arrival, park in the designated check-in parking spot near the front walkway to unload your luggage and check-in. After check-in, please move your vehicle to the designated parking off the teardrop driveway. Motorhomes or vehicles pulling any sort of trailer may need to use the overflow parking area on the upper lot.

 

TV / Cable Service

A television is provided in a common area for all guests on a first come first served basis. Please be mindful of the other guests when making your entertainment selections.

 

Internet

Wi-fi is available in and around the property. However, because of our remote location, service may be slow, sporadic or unavailable at certain times.

 

Water

Many people think of Oregon as a tropical paradise full of lush green forage with plenty of water available. This may be truer near the coast and certain other areas, however, our part of eastern Oregon is another story. In particular, the immediate area we are located in is known for limited water resources. In consideration of this, we encourage our guests to be aware and mindful of usage at any time water is flowing. 

 

Waiver and Release of Liability

Please be aware that Victorian Lane Bed & Breakfast has taken reasonable steps and precautions to assure your safety while staying with us. However, much of our property is in its natural state and may be rocky with fall hazards and uneven terrain. There also are several types of animals indigenous to the area that roam freely on the property. Therefore, in order to stay with us, you must be aware of these conditions and sign our Release & Waiver of Liability upon your arrival. By booking with us, you agree to the posted release of liability and agree to sign it upon arrival. Failure to do so will prevent you from staying and will be considered a cancellation (cancellation policy shall then apply).

Rights to Refuse Service

Victorian Lane Bed & Breakfast reserves the right to refuse service to anyone.
